Low pressure soft wash that lifts black streaks, algae, moss and lichen off shingles without blasting the roof.
Lexington, KY
Those dark streaks running down your roof are algae, and they feed on the limestone filler in asphalt shingles. We soft wash instead of pressure washing: low pressure plus a cleaning solution that kills the algae, moss and lichen at the root rather than stripping the protective granules off your shingles. Nothing gets blasted.
Lexington is a consolidated city, coterminous with Fayette County, so the service area here is simply the whole county. At 322,570 people it is the second largest city in Kentucky, and it carries an employer base that reads nothing like the rest of this service area: Lexmark, Xerox, IBM, UPS, Lockheed Martin, Trane and Amazon all operate here. That mix is why the commercial side of the business points this direction.
It is 78 miles by road from Louisville, further than anywhere else All in 1 goes. That is the honest starting fact, because it changes how the work gets scheduled rather than how it gets priced. A Lexington job is planned into the day rather than squeezed into it.
The job
Not included: pressure washing a roof, roof repair, replacement or sealing.
Distance is the reason bundling matters more here than anywhere else on the map. Booking the house, the driveway and the deck on one visit turns a 78 mile drive into one trip instead of three, and the multi service discount takes 10% off every service except the highest priced one.

Typical rates from published cost guides: A single story roof typically lands between $400 and $700, and larger or steeper roofs run higher. Our roof minimum is $400.
Chad and Cory Berger own this fifty fifty. Your Lexington quote comes from one of the two owners who will be on the property.
Ask for the certificate before we start and we will send it.
You get the number in advance, and it is the number on the invoice.
We come out. It is 78 miles each way, so a Lexington job gets booked as its own trip rather than slotted between two Louisville jobs. That means less flexibility on the exact day, and no less care once we are on site.
Ask us when you book. Whether the distance changes the price is something we settle with you before we take the job, and the price you agree to before we start is the price on the invoice.
Not the way we do it. Roofs and siding get a soft wash: low pressure plus a cleaning solution that kills algae and mildew at the root, instead of high pressure that strips shingle granules and forces water behind siding. High pressure is for flatwork like driveways and sidewalks, not for the parts of your house that were never built to take it.
Never on the roof. High pressure strips the protective granules off asphalt shingles, and they do not grow back. Consumer Reports publishes 1,500 to 3,000 PSI as the range for concrete, and a shingle is nothing like concrete. The same goes for painted wood, old mortar and stucco, which lift or erode under force. Those surfaces get a soft wash instead: low pressure plus a cleaning solution.
