Siding does not need high pressure, it needs the right solution and patience. We use a low pressure soft wash to take mold, mildew, algae and dirt off vinyl, brick, stucco and wood without damaging paint, caulking or trim, and without driving water in behind the panels. Eaves, soffits and fascia get cleaned with it, not around it.
Prospect's problem is its own landscaping. Hunting Creek and Sutherland are estate subdivisions sitting under full tree cover on irrigated lots. Irrigated turf, standing water and mature canopy keep north walls and shingles damp, which is where the green film and the black streaking start.
The mature canopy over Hunting Creek and the water features at Sutherland are the drivers. Course and lawn irrigation runs through the growing season, the lakes hold humidity at the entrance, and the tree cover means much of the roof area never sees direct afternoon sun. Homes here also tend toward large roof spans and long driveways, so once growth takes hold there is a lot of surface to recover.

Not when the beds are pre-wet and rinsed. Mature plantings around Hunting Creek and the Estates are the main thing we plan around: we soak the beds before we start, keep the mix off the foliage, and rinse everything down as we go.
Yes. Homes under heavy canopy with irrigation running hold more moisture on the shaded side, so they usually need the north facing walls done more often than the rest of the house.
Not the way we do it. Roofs and siding get a soft wash: low pressure plus a cleaning solution that kills algae and mildew at the root, instead of high pressure that strips shingle granules and forces water behind siding. High pressure is for flatwork like driveways and sidewalks, not for the parts of your house that were never built to take it.
Never on the roof. High pressure strips the protective granules off asphalt shingles, and they do not grow back. Consumer Reports publishes 1,500 to 3,000 PSI as the range for concrete, and a shingle is nothing like concrete. The same goes for painted wood, old mortar and stucco, which lift or erode under force. Those surfaces get a soft wash instead: low pressure plus a cleaning solution.
