Mount Washington, KY
Low pressure soft wash that lifts black streaks, algae, moss and lichen off shingles without blasting the roof.
Mount Washington, KY
Those dark streaks running down your roof are algae, and they feed on the limestone filler in asphalt shingles. We soft wash instead of pressure washing: low pressure plus a cleaning solution that kills the algae, moss and lichen at the root rather than stripping the protective granules off your shingles. Nothing gets blasted.
Mount Washington sits in Kentucky's Knobs region, where the rolling hills run down into river floodplain, and it has been one of Bullitt County's fastest growing communities since Interstate 65 put Louisville within an easy commute. That mix shows up on the houses: newer vinyl and fiber cement siding on hillside lots, and enough humidity coming off the low ground to put a green film on the shaded walls within a couple of seasons.
Hillside lots drain fast but hold morning fog, and the low ground toward the floodplain stays humid well into the day. Newer subdivisions here also went up quickly with a lot of vinyl siding, which shows mildew earlier and more obviously than brick does.
The job
Not included: pressure washing a roof, roof repair, replacement or sealing.
Most homes here are newer than the ones closer to Louisville, so siding is usually vinyl or fiber cement. Both clean up well on a soft wash, and neither should ever see a pressure washer, which forces water behind the panel.

Most homes here look right on a yearly wash. Vinyl shows mildew earlier than brick does, and the humidity coming off the low ground toward the floodplain means the shaded walls green up faster than the sunny ones.
Yes. Hillside lots are usually a straightforward wash, and being able to see the whole elevation from the driveway means we can quote most of them accurately from the address.
Not the way we do it. Roofs and siding get a soft wash: low pressure plus a cleaning solution that kills algae and mildew at the root, instead of high pressure that strips shingle granules and forces water behind siding. High pressure is for flatwork like driveways and sidewalks, not for the parts of your house that were never built to take it.
Never on the roof. High pressure strips the protective granules off asphalt shingles, and they do not grow back. Consumer Reports publishes 1,500 to 3,000 PSI as the range for concrete, and a shingle is nothing like concrete. The same goes for painted wood, old mortar and stucco, which lift or erode under force. Those surfaces get a soft wash instead: low pressure plus a cleaning solution.
