Soft Washing vs Pressure Washing: Which One Your House Needs

They are not the same service and they are not interchangeable. Using the wrong one strips shingle granules or forces water behind your siding. Here is how to tell which surface takes which.
Almost everyone calls it pressure washing. It is the phrase people search, it is on the side of most trucks, and it is in our business name.
But the thing that saves your roof and your siding is the opposite of pressure. Soft washing and pressure washing are two different methods for two different categories of surface, and the most expensive mistakes in exterior cleaning come from applying one where the other belongs.
The actual difference
Pressure washing cleans with force. Water at high pressure physically removes what is on the surface. It is fast, it is effective, and it is indiscriminate: it removes whatever is less firmly attached than the substrate, and if the substrate itself is soft or layered, it removes some of that too.
Soft washing cleans with chemistry. A cleaning solution, typically sodium hypochlorite with a surfactant, is applied at low pressure and given time to work. It kills the organism causing the staining, then everything gets rinsed. Pressure is barely above garden hose level.
The shorthand that gets you most of the way there:
If the stain is alive, soft wash it. If the stain is ground in, pressure wash it.
Algae, mildew, mold, moss and lichen are alive. They need to be killed, not knocked off. Oil spotting, tire marks, mud and traffic film are not alive, and force is the right tool.
Why pressure on a roof is a genuine mistake
Asphalt shingles are covered in mineral granules. Those granules shield the asphalt underneath from ultraviolet light, and they are a substantial part of why a roof lasts decades.
A pressure washer strips them. Not all at once and not visibly from the ground, but permanently. Once bare asphalt is exposed to sun it ages faster than the rest of the roof, and there is no way to put granules back.
Consumer Reports is unambiguous that a roof should not be pressure washed. Their guidance sets 1,500 to 3,000 PSI as the range for concrete, which is hard, mineral and replaceable. A shingle is none of those.
There is a second problem. High pressure only removes what is visible. The black streaking on Louisville roofs is Gloeocapsa magma, an algae that anchors into the shingle and feeds on the limestone filler in it. Blast the top off and the anchored portion survives, which is why pressure washed roofs commonly streak again within a season. You traded granules for a few months of appearance.
Soft washing kills the organism at the root. The growth dies, the roof rinses clean, and regrowth takes years rather than months.
Why pressure on siding is a different kind of mistake
Siding does not lose granules. It takes on water.
Vinyl siding is designed to shed water running down its face. It is not designed to resist water driven upward and sideways at 3,000 PSI. Aim a pressure washer up under the lap and you push water behind the panel, into the sheathing and insulation, where nothing dries quickly and nobody can see what is happening.
Painted wood and painted brick have their own version of the problem. Pressure lifts paint at any edge that is already lifting slightly, and it drives water into the substrate underneath. On the older housing stock in the Highlands and Germantown, where most homes are over eighty five years old, there is a third issue: old lime mortar. High pressure takes mortar out of the joint along with the growth, and repointing costs far more than any wash.
Fiber cement handles pressure better than vinyl or wood, but the growth on it is still algae and mildew, which means force is still the wrong tool for the job. Killing it works. Knocking it off does not.
Where pressure washing is exactly right
None of this means pressure washing is bad. It is the correct method for a large share of the work, and using soft washing where pressure belongs just means a worse result for more money.
Concrete driveways, sidewalks and walkways. Concrete is porous, mineral and tough. Organic growth gets into the pores and a surface cleaner with real pressure is what pulls it out. Oil spotting and tire marking need pressure plus a degreaser.
Paver and brick flatwork. Same principle, with more care around joint sand.
Commercial flatwork. Entrances, dumpster pads and drive lanes collect grease and traffic film that chemistry alone will not lift.
The practical rule on a house: the roof and the walls get soft washed, the ground gets pressure washed. Most residential jobs use both methods on the same visit, which is exactly why it matters that whoever shows up knows which is which.
Surface by surface
Asphalt shingle roof. Soft wash only. Never pressure, never foot traffic where it can be avoided.
Vinyl siding. Soft wash. Pressure forces water behind the panel.
Painted wood siding and trim. Soft wash. Pressure lifts paint and drives water into the substrate.
Brick and painted brick. Soft wash, particularly on older mortar. Historic brick around Bardstown’s downtown district or Frankfort’s historic districts should never see a pressure washer.
Stucco. Soft wash. Stucco is porous and cracks under force.
Fiber cement. Soft wash. It tolerates more, but the staining is organic and needs killing.
Concrete driveway, sidewalk, patio. Pressure wash with a surface cleaner. Degreaser for oil.
Wood deck. Low pressure with a cleaning solution. High pressure raises the grain and leaves fuzzy, splintered boards.
Composite deck. Soft wash. Composite scars under pressure and the marks do not weather out.
Vinyl and wood fence. Soft wash. Fences green up on the shaded side and the growth is organic.
Painted board fence on a farm. Low pressure. Around Shelbyville, where there are more than ninety horse farms, painted board fence is a regular job, and paint comes off the moment somebody puts a turbo nozzle on old boards.
Gutters, outer face. Soft wash. The black tiger striping is oxidized residue plus organic growth, and it needs a cleaner rather than force.
What “power washing” means
Power washing usually means the same as pressure washing with heated water. Heat helps on grease, which is why it comes up around commercial kitchens and dumpster pads.
In everyday use, most people say pressure washing and power washing interchangeably, and most companies answer to both. It is not a meaningful distinction for a house. The soft wash versus pressure distinction is the one that actually determines whether your roof and siding survive the process.
How to tell if you are being sold the wrong thing
Ask one question: what pressure will you use on my roof and siding, and what will you use on my driveway?
A company that knows what it is doing will give you two different answers without hesitating. Low pressure and a cleaning solution up high, real pressure and a degreaser down low.
A company that gives you one answer for the whole house is planning to point the same machine at everything, and the roof is where you will pay for it.
Two more worth asking:
Will anyone walk on my roof? Foot traffic causes granule loss on its own, especially on a hot day when the asphalt is soft.
What happens to the landscaping? Soft washing uses chemistry, so beds need soaking before the work starts and rinsing as it goes. A vague answer here usually means it is not being done.
How often each surface actually needs it
The two methods also run on different clocks, which is worth knowing before somebody sells you an annual package for everything.
Siding: about once a year. Vinyl shows mildew earlier and more obviously than brick does, and in a humid subtropical climate like this one the growing season is long and the winters are too mild to reset it. Houses on shaded lots or near water need the north facing walls done more often than the rest.
Roofs: every few years, not annually. This is the one most people get wrong in the other direction. A properly soft washed roof has had the organism killed rather than knocked off, so regrowth is slow. If a company is recommending a yearly roof wash, ask what method they used last time, because a roof that needs doing every spring was probably pressure washed.
Concrete: as needed, usually yearly. Driveways collect traffic film and oil continuously, and organic growth returns fastest in shade. This is the surface where appearance drives the schedule more than damage does.
Decks: yearly, and before sealing. If you are staining or sealing, the cleaning has to happen first and the boards have to dry properly afterwards. Sealing over live growth traps it under the finish.
Fences: yearly on the shaded side. Most people clean the side they see from the back door and leave the other face growing. Both sides are the job.
The pattern is that anything alive comes back on a biological schedule, and anything ground in comes back on a traffic schedule. Which is the same distinction as the method itself.
The short version
Pressure removes what is on a surface. Soft washing kills what is growing in it.
Roofs, siding, decks and fences are alive with algae and mildew, and they need chemistry at low pressure. Concrete is stained with things that are not alive, and it needs force.
