What Pressure Washing Costs in Louisville KY: Real Numbers

Most cost pages give you a national average and a shrug. Here are the per square foot rates this work is actually quoted at in the Louisville area, what moves the number, and how to check a quote.
Most articles about pressure washing cost do the same thing. They quote a national average, give you a range wide enough to drive a truck through, and tell you to get three quotes.
That is not useful when you are trying to work out whether the number in front of you is fair. So this page does it the other way around: the per square foot rates, what each surface is measured on, and the specific things that move a quote up or down in this area.
The short answer
For a typical Louisville area home:

House washing, driveways and decks are our own ranges. Roof and gutter are typical Louisville area rates until we confirm ours. All of them sit inside the national figures published by Angi and Today’s Homeowner, and every one starts at a job minimum, so a very small job lands at the bottom of the range rather than below it. If a quote is well outside them, there is usually a reason, and it is worth asking what it is.
The rates underneath those totals
Totals are useful for budgeting. Rates are what let you check a quote.
House washing: about $0.25 to $0.29 per square foot of home.
This is the number most people get wrong, because it is charged against the living square footage of your house, not the surface area of your siding. If you know your home is 2,200 square feet from the listing or the tax record, you can do the arithmetic yourself.
The rate moves with the height and the layout:
- One story: around $0.25 per square foot
- One story with a walkout basement: around $0.27
- Two story: around $0.27
- Two story with a walkout basement: around $0.29
Height costs money because it costs time and reach, not because the wall area doubles. A walkout adds a level of exposed wall on the low side, which is why it carries a small premium.
So a 2,000 square foot single story home lands around $500. A 2,000 square foot two story lands around $540. A 3,500 square foot two story with a walkout is closer to $1,000.
Flat work: about $0.30 per square foot.
Driveways, sidewalks, walkways and patios are measured on the actual concrete, not on the house. A typical two car driveway with a front walk runs roughly 670 to 1,350 square feet, which is where the $200 to $400 range comes from. The $200 job minimum covers the small end.
Decks: about $0.40 per square foot.
Wood and composite decking is measured on the deck. A 400 square foot deck computes to about $160 on the rate, which lands at the $200 job minimum. Decks carry a higher rate than concrete because the material is softer, the pressure has to come down, and the work is slower.
Fences: quoted per job, not per square foot.
Fence is the one surface where a flat rate is misleading, and any company that gives you one without asking questions is guessing. A privacy fence washed on both sides is a completely different job from a picket washed on one. Vinyl, wood picket, board and chain link all behave differently. Expect to be asked about type, length and how many sides.
What actually moves the number
Square footage. The single biggest driver, and the reason any estimate that has not asked about it is not really an estimate.
Stories. More height means more reach, more setup, more time. Note that roofs run the other way: a 2,000 square foot two story home has roughly half the roof area of a 2,000 square foot ranch, because the footprint is half the size. Bigger house does not always mean bigger roof.
How far the growth has gone. A yearly maintenance wash is quicker than a first wash on a house that has not been touched in six years. Heavy growth needs more solution and more dwell time.
Access. Steep roofs, tight side yards, long hose pulls and gated back yards all add time.
Surface condition. Cleaning removes dirt, algae and organic growth. It does not repair the surface underneath. Staining that has permanently etched concrete, oxidation, and failing paint or sealant may still be visible afterwards, and a good contractor will tell you that before starting rather than after.
Bundling actually saves money here
Most exterior cleaning companies discount multiple services on the same visit, for the obvious reason that the expensive part is showing up: the drive, the setup, the water, the equipment. Once the trailer is in your driveway, the second and third service cost far less to deliver than the first.
A common structure locally is 10 percent off each additional service, with the highest priced service paying full price. On a house wash, driveway and patio booked together that looks like this:
- House wash: $450 at full price
- Driveway: $300, discounted to $270
- Patio: $250, discounted to $225
Total without bundling: $1,000. Bundled: $945.
The saving is modest on a small job and meaningful on a large one, but the bigger win is that everything gets done in one visit rather than three, and the whole property looks finished at the same time. A clean house above a black striped gutter line and a green driveway is the most common half finished result in this trade.
Cost by neighborhood, honestly
Pricing does not change by zip code. The work does.
Around Anchorage, homes sit in wooded hills under an oak and magnolia canopy, and roofs there hold moss as well as algae. Moss takes longer, and much of that housing sits in a historic district where nothing can be blasted with high pressure.
In Prospect, the properties are large and heavily landscaped. Hunting Creek alone has around 945 homes around the country club. Big roof spans and long driveways mean more surface, and mature planting around the wash line means more time spent protecting beds.
In Bardstown, there is a problem almost nowhere else has. Whiskey fungus, Baudoinia compniacensis, feeds on ethanol vapor off the bourbon aging warehouses at Heaven Hill and Barton Brands, carries roughly a mile and a half, and coats siding, fences, concrete and furniture in a black crust. Properties near the warehouses are realistically a maintenance wash rather than a one time clean, and anyone who tells you it will not come back is not being straight with you.
Around Shelbyville, with more than ninety horse farms, the work is often painted board fence and barn siding measured by the run rather than by the house.
In Shepherdsville, after the Salt River comes up, silt lines on siding and flatwork are their own job. River silt dries hard and holds moisture against the surface, and a garden hose tends to smear it rather than remove it.
How to check a quote
Four questions:
1. What is this priced on? House washing should be against your home’s square footage. Flat work should be against the concrete. If nobody can tell you the basis, the number is a guess.
2. Soft wash or pressure wash, surface by surface? You want two different answers: low pressure and a cleaning solution on the roof and siding, real pressure and a degreaser on the concrete. One answer for the whole house means one machine pointed at everything.
3. Is the price fixed before you start? A quote that can move after the work has begun is not a quote.
4. Are you insured? Ask for the certificate. Most homeowners never do, and the ones who do have usually been burned before.
What “free estimate” should mean
It should mean somebody looks at your property, tells you what it needs, and gives you a number, with no obligation and no pressure to book on the spot.
It should not mean a salesperson in your kitchen for an hour, and it should not mean a number that changes once the equipment is unloaded.
A lot of this can now be done without a visit at all. Between your square footage, your story count and the address, most residential jobs can be quoted accurately from the office and confirmed on the day.
The short version
House washing runs about $0.25 to $0.29 per square foot of home, flat work about $0.30 per square foot of concrete, decking about $0.40. A typical single story house wash lands around $500, a two car driveway around $250, and a small deck at the $200 job minimum.
The number moves with size, height, access and how long it has been. Bundling services onto one visit saves money because the expensive part is showing up.
And any estimate that has not asked how big your house is has not really estimated anything.
